Note: Stain color used was same as previously applied, Natural Cedar. Difference now is the use of opaque, in order to evenly cover new, old and older wood, both pine and cedar used inconsistently over the years. Thoroughly drying, and naturally fading in the 110 degree heat will reveal the final color.

The Board is soliciting proposals to replace all 34 roofs with newer, less maintenance product. We have to ask ourselves: 1) do we continue to spend @$2500 /month to maintain the old tile roofs, or 2) do we spend $2500/month on a bank loan to get new, low maintenance roofs??

Replace all community bulbs with new, LED "dusk to dawn" bulbs. Garage bulbs go from 800 to 1200 lumens, pole lights from 1200 to 1600 lumens for additional safety and security: COMPLETED

A truck load of Texas river rocks has been ordered for delivery June 2024. Once the fence project is complete, rocks will be distributed to "dress" the fences, and prevent erosion of un-planted areas. COMPLETED
Due to unprecedented cold and heat extremes in recent years, and forecasted this summer, additional shrubs will be neither purchased nor planted the remainder of 2024 and into 2025.
2025 budget for landscape additions will pay for:
-additional river rocks Spring 2025
-lawn and plant fertilizer Spring 2025
Our asphalt was last sealed in 2019, in an attempt to prolong its useful life.
The Board is now considering the following options:
-fill cracks, reseal again, or
-resurface
Having met and walked the property with the asphalt contractor, we are waiting for their proposals.
Subsequently, a decision will be made based on our financial situation to:
-proceed in 2024 with one of the options, or
-write the project into the 2025 budget for a completion date TBD
Update: The Board received (2) proposals to clean, seal and stripe the asphalt ranging from $13K - $15K total. The project will be included in the 2025 budget, target date for work Spring/Summer 2025.
